¿Qué es una inspección?
It is the evaluation made by a professional about the physical condition of the property.
The inspector’s goal is to identify deficiencies in systems, potential hazards, and useful life of a property’s components.
The result of the inspection will be issued in a report supported with photos and an estimate of repairs and/or replacements.
When will it be done?
In South Florida, a clause is established in the contract with the period in which the buyer has the right to carry out said inspection and make a decision. This period is usually between 5 and 15 days.
Why is it important inspection?
As a seller you must take into account the importance of property inspections since the transaction will be subject to the result of this inspection.
Once the inspection report is received, the buyer will decide, during the period established in the contract, whether he or she wishes to continue, cancel or negotiate the transaction.
Therefore, it is of utmost importance that the seller prepares his property to have a positive result since a certified inspector will evaluate, among others, the following aspects:
Structure – The foundation and frame of the house.
Exterior – Condition of sidewalk, ramps, steps, windows and doors.
Roofing – Consider the age, condition, drainage systems, condition or condition of shingles, gutters, and the condition of the chimney.
Plumbing – Examine the water supply and drain, water heater, sump pump, and fuel storage. The examination includes water pressure, pipes, rust stains and corrosion.
Electrical – Check for safe wiring to include service cables, service panels, switches, disconnectors, fuses and plugs.
Heating – The system includes vents and chimneys.
Air Conditioning – Includes the home’s cooling system, equipment and energy source.
Indoors – Check for plumbing leaks, insect damage, water damage, and construction defects, among others.
Ventilation and Insulation – Proper insulation and ventilation prevents energy loss. Excess moisture results in mold and water damage.
It is recommended that you make minor repairs and improvements that are within your reach to avoid a cancellation of the contract.
